B.I.P. Investments Limited is a unique real estate company.

We specialize in helping non-resident investors who need special support and advice on the condition of the local real estate market, the legal and tax implications of purchasing property in Paris, and dealing with local real estate agencies, sellers and real estate attorneys. Real estate investment planning

We operate with our clients on a consulting basis. We will gather and evaluate our customers' unique investment objectives and property criteria and provide advice (if needed) to define: 

  • exact type of property to purchase

  • Paris district/location targeted

  • financing requirements

  • expected rent to be generated

  • potential tenant profile

  • rental agreement terms and conditions 

  • purchase costs (attorney, taxes, services) 

  • expected return on investment (ROI)

We will summarize these criteria and objectives as part of our proposal before we start hunting and negotiating for your property.

Property hunt & negotiation

We will identify, through all means available to us, and visit a pre-determined number of properties which meet the criteria we define with our clients. Upon each visit we will send you via email a detailed report of the property including pictures. Once you are ready to purchase a specific property, we will negotiate with and submit an offer to the seller on your behalf. Once the conditions of the transaction are all met and the offer is accepted a final meeting will be organized to conclude the sale. While you are welcome to travel to Paris for these different steps, we are organized in such a way that all aspects of the transaction can be handled without you having to leave your country of residence. Our property lawyer (“notaire”) will be also responsible for registering the transaction with several local administrations and forward the official and final property title to you.

Property financing (mortgage)

If you require financing, we will first help you open a euro-denominated bank account with a leading financial institution. We will also negotiate the terms of the mortgage with a financing company which offers extremely competitive fixed- and variable-rate mortgages.

Renovations, repairs and furnishing

Through our established network of contractors we can help with all renovations, repairs and furnishing of the property so that it is ready for rental. 

Our property renovations and repair services include:

  • Floor (hardwood, carpet)

  • Walls (paper, paint)

  • Locks replacement (doors, cabinets)

  • Windows replacement

  • Electric system changes

  • Water heater replacement

  • Etc.

Our furniture purchase and installation services include:

  • Appliances

  • Bed

  • Cabinets

  • Desk

  • Kitchenware

  • Vacuum cleaner

  • Mirrors

  • Utility (water/electricity/cable) setup

Tenant screening and lease preparation

We can also assist you with advertising for the property, screening potential tenants (evaluating their credentials and documentation), prepare a rental agreement and execute the agreement with the tenant you select.

Property management services

You can also appoint us to retain a property management services company we have been working with for several years. This company will:

  • Collect rent from the tenant and deposit in you bank account

  • Deal with ongoing tenant-related questions

  • Be responsible for ongoing maintenance of the property

  • Participate in home-owner-association meetings
